You can update the theme only by installing then in wordpress dashboard. It will ask to overwrite, then you accept.

I know if nulling will take many steps to edit codes, but I only need structure of the link to download new demos ( Example: https://repo.the7.io/demo-content/download.php?item=news&code=[license-key-here] )

for betheme many cods must be edited and you must add each demo name inside codes
