Depending on what you want to do with it, you don't actually need theme to be activated as quite lot is freely available as it is, same with the qode plugin that gives you a lot of free bits etc.

Quick look and Esmee core plugin is what you need to null for theme to be activated here.

Also, as it is a Qode Interactive theme, you can find Qode and Qi premium nulled versions already here in other Babiato threads, but you would need to check version as doubt it will be latest.

Also, off top of my head here I think that in Qi premium they never got demos working so you couldn't choose any premium demo imports.
